Young parents-to-be find their dream home at Telford Homes’ The Boathouse

Daniel Brown, 27, a trainee accountant and his wife Anna Kalimbet-Brown, 31, an advertising executive, have just purchased their first home, a two-bedroom waterside apartment at The Boathouse, the first phase to launch at Telford Homes’ The Boatyard in Poplar, London E14 for £385,000.

When Daniel and Anna decided to purchase their first home, they looked at properties across Limehouse, Westferry and Mile-End, before arriving at The Boathouse at The Boatyard in Poplar. The couple, who previously rented in Tower Hill, had not considered buying a new build development and didn’t think they would be able to purchase so far off-plan. However once they saw the show home, detailed floor plans and spoke with the sales team, they were confident it would be worth the wait.

“Naturally there was some hesitancy about buying our first home off-plan however the sales team were extremely informative, did not put any pressure on us and gave us a very clear description of the property layout.” Daniel continues: “Purchasing off-plan has given us the opportunity to plan ahead and make our first home truly special.”

Living in a home in a parkside and waterside setting appealed to Daniel and Anna, as they are expecting their first child and see it as the perfect location to raise a young family. The contemporary interiors with integrated appliances also attracted the couple, as they now don’t need to set aside a large sum of money to redecorate or kit out their new home.

Daniel says: “We can’t wait to move into our first family home and make it feel our own. Unlike with a second-hand property, we won’t have to worry about using the tool-kit too much on move in day!”

In their spare time, Daniel and Anna enjoy running outdoors and appreciate having the Limehouse Cut nearby, the oldest canal in London which provides a footpath between the Limehouse Basin in the west and the River Lea to the east. They also enjoy socialising with friends, and look forward to relaxing at the café on the ground-floor of The Boathouse, as well as enjoying local restaurants such as Gordon Ramsey’s The Narrow.

He adds: “Telford Homes did everything in their power to make the sales process as easy as possible. We exchanged in 21 days, which is much quicker than we expected.”

The Boatyard is conveniently located for David and Anna, as Langdon Park DLR is a 10 minute walk from the development, whereas Bromley-by-Bow tube station on the District and Hammersmith and City line and Canary Wharf tube station on the Jubilee line are both just over a 20 minute walk, providing fast links to the City of London and Liverpool Street in 11 minutes.

The Boatyard is also a short distance from some of London’s most popular neighbourhoods. Canary Wharf, a key employment district and the new leading luxury quarter, is just a 15 minute walk or less than 10 minutes by DLR offering a wide and eclectic range of shops, restaurants and bars. Stratford, home to Westfield Stratford City is only 7 minutes by DLR and fashionable Shoreditch is under 20 minutes away.

The Boatyard is also near the A11 Bow Road and A13 East India Dock Road and is superbly located for easy access by car to Canary Wharf, Stratford, Bow, Mile End and Greenwich via the Blackwall Tunnel. For international travel, the DLR offers connections from The Boatyard to London City Airport in 17 minutes and King Cross St Pancras in 30 minutes.

Each apartment at The Boatyard includes fully fitted kitchens by London designer Urban Myth, integrated Smeg appliances and bathrooms with bespoke cabinetry, walk-in showers, as well as under-floor heating in all rooms. The Boatyard features high quality security systems with video entry phones to all apartments, CCTV in common areas and bicycle storage.

Prices start from £290,000 for a one-bedroom apartment at The Clubhouse, the latest phase to launch at The Boatyard, with first completions expected from spring 2015.

Over 400 Visitors To The East London Property Show!

Fantastic response reported by event sponsor Telford Homes

Over 400 people attended the inaugural East London Property Show which took place at the Marriott Hotel, West India Quay in Canary Wharf between the 13th – 15th March, hosted by Telford Homes, illustrating the ever increasing demand from London buyers and investors to own a home within the capital’s fastest growing regeneration area.

The East London Property Show is the first of a number of initiatives planned by Telford Homes over the next twelve months to firmly put this area of London on the map. By showcasing their portfolio of current developments and those launching in the coming months, visitors had the opportunity to either purchase an apartment from the range of current availability or register their interest for forthcoming launches. The attraction and success of the event was underlined by the number of sales that were achieved across various Telford Homes developments over the three days.

In addition, visitors were given the opportunity to speak with a team of experts about all aspects of a property purchase, from securing mortgage funding, appointing a lawyer to handle the conveyancing of their purchase, furnishing their apartment and securing a rental tenant if they were planning on buying to let.

The event has further positioned Telford Homes as the leading developer of East London property.

David Campbell, Group Sales and Marketing Director at Telford Homes, comments: “We see one of the preeminent areas for regeneration and growth continuing to be East London, where our forthcoming developments in Stratford, Dalston, Hackney, Islington, Camden, the Isle of Dogs and Canary Wharf all have huge levels of early interest from both owner occupiers and investors looking for strong yields and capital growth opportunities.

The exceptional levels of demand experienced at the show highlights the substantial appetite for the East London property market. This is the first of a series of events we are intending to hold over the course of the year to help domestic buyers and investors source high-quality homes within the capital, whilst having all of the necessary experts required for a purchase on-hand

Events such as this gives London based buyers a great opportunity to register their interest for launches of new developments directly with ourselves, thus ensuring they have an opportunity to buy at the commencement of the sales release process.”

The launch of the latest phase of parkside homes at Telford Homes’ The Boatyard

The Clubhouse, 31 new homes a short distance from Canary Wharf

Telford Homes are due to launch the latest phase at its popular residential development, The Boatyard on Friday 31st January. The Clubhouse located on Stainsby Road, Poplar London, E14, features 31 one, two and three-bedroom apartments and penthouses, in a parkside setting with views of Bartlett Park, Canary Wharf and beyond.

Located within the London Borough of Tower Hamlets, Poplar is a key regeneration area which continues to attract buyers in search of affordable properties within a short distance of London’s key financial hubs and major shopping destinations. The area is set to become even more desirable with Chrisp Street Market receiving an £100m investment to transform the building into a bustling destination with new shopping, cultural, leisure, commercial, and health and fitness facilities.

The Boatyard offers the best of contemporary urban design in an age-old London setting, along London’s oldest canal dating from the 18th Century. Overlooking Bartlett Park and the Limehouse Cut, residents will be able to enjoy a waterside lifestyle with wide-stretches of parkland to explore.

The interiors have been designed to maximise light, comfort and views with all of the features required for modern living. Each stylish new apartment includes fully fitted kitchens by renowned London designer Urban Myth, integrated Smeg appliances and bathrooms with bespoke cabinetry, walk-in showers equipped with chrome fixtures and porcelain and ceramic tiling, as well as under-floor heating in all rooms. The Boatyard features high quality security systems with video entry phones to all apartments, CCTV in common areas and bicycle storage.

The Boatyard’s location is a major draw as it is a short distance from some of London’s most popular neighbourhoods.

Poplar has benefitted from the wider investment into East London in recent years including £1bn of investments from the 2012 Olympic Games and the opening of Westfield Stratford City, which have both changed the global perception of London’s East End.

David Campbell, Group Sales and Marketing Director at Telford Homes, comments:

“It is such a rare opportunity to find a development like The Boatyard which benefits from waterside living, superb views of Canary Wharf and a parkside address within a short distance of the Capital’s key business, retail and leisure districts. The area as a whole is undergoing considerable regeneration which will contribute to Poplar’s long-term appeal. With rental yields in excess of 5% we are expecting The Boatyard to be just as popular with investors, first time buyers and other owner/occupiers.”

The Limehouse Cut is the oldest canal in London and provides a pleasant waterside walk or cycle between the Limehouse Basin in the west and the River Lea to the east. Alongside this historical path one can see the first illuminated clock face in England at St Anne’s Church and the world’s largest tide mills at Three Mills. Flowing into the River Thames, the canal is also home to fascinating wildlife habitats and attracts herons and kingfishers among other beautiful species.

The Boatyard is ideally situated close to excellent transport links connecting to central London and beyond. Langdon Park DLR is a 10 minute walk from the development, whereas Bromley-by-Bow tube station on the District and Hammersmith and City line and Canary Wharf tube station on the Jubilee line are both just over a 20 minute walk, providing fast links to the City of London and Liverpool Street in 11 minutes.

First completions expected in spring 2015.
