Telford Homes Plc designs and builds new residential developments in east and north London. The developments create appealing places to live, near excellent transport connections and within easy reach of the major employment centres of The City, Canary Wharf and the West End. Our strategy includes long term partnerships with public sector bodies including Housing Associations and Local Authorities that are major owners of land and have a mission to improve the built environment for the benefit of those in housing need. Our desire is to produce high quality homes and associated amenity areas for our open market customers as well as our Housing Association partners that deliver value for money, feature cutting edge and tenure blind design concepts and are set within welcoming public spaces.

London is constantly being refurbished, rebuilt and regenerated. Through our partnerships we are able to assist Housing Associations in improving their existing housing stock and environment with improved landscaping and by re-planning existing estates to provide new open market homes within a regenerated estate.

Our approach to regeneration partnership is based on trust, shared objectives and an open book methodology backed up by excellent construction delivery from Telford Homes.

The Telford Homes brand, driven by product quality and excellent delivery in the private residential market, has also become synonymous with positive engagement with public sector housing providers. We are working with partners to deliver major estate regeneration programmes that feature tenure diversification and intensification, estate refurbishment programmes and the development of new commercial space, offices and community infrastructure. Our partnership approach demands quality throughout the design and construction process and promotes social integration within safe, secure and attractive public spaces.

Telford Homes Plc is a (private sector) Investment Partner of the Homes and Communities Agency (HCA). As at 31 March 2010 the Company has secured £73m of grant from the HCA to support the delivery of 534 new affordable homes for our Housing Association partners. This gives the Company significant control in the delivery of quality affordable housing and is a reflection of the Company's long term commitment to public sector partnerships.

64 new affordable homes (including 50 for rent and 14 as Intermediate Tenure) are being developed at Lanrick Road in partnership with Poplar HARCA. The project is being delivered with grant support from the Homes and Communities Agency.

53 new affordable homes (including 43 for rent and 10 as Intermediate Tenure) are being developed at St Anne's Row in Limehouse in partnership with Gallions Housing Association. The project is being delivered with grant support from the Homes and Communities Agency.

The Matchmakers Wharf development at the old Lesney factory site in Homerton, Hackney will deliver 138 homes for sale, 71 affordable rented homes for London and Quadrant Housing Trust, 49 artist studios pre-let on affordable terms to create immediate vibrancy, and some canal side commercial space. The project is being delivered with grant support from the Homes and Communities Agency.

33 new affordable homes (including 26 for rent and seven as Intermediate Tenure) are being developed at Trades Hall in Leyton in partnership with London and Quadrant Housing Trust. The project is being delivered with grant support from the Homes and Communities Agency.

The St. Georges estate in Shadwell forms part of Telford Homes' estate renewal and regeneration partnership with EastendHomes. 193 new homes are being built including 139 homes for open-market sale and 54 affordable rented homes for EastendHomes. The project is being delivered with grant support from the Homes and Communities Agency. The provision of open-market sale homes provides tenure diversification and helps to provide a more balanced community. In addition, the substantial land value created is helping EastendHomes to carry out extensive refurbishment and renewal works to the existing affordable housing stock and public realm. A new community facility is also being constructed.

This development at 32-42 Bethnal Green Road on The City fringe will deliver 360 homes including 257 for open market sale and 103 affordable homes for Genesis Housing Group including 94 for rent and nine as Intermediate Tenure. The project is being delivered with grant support from the Homes and Communities Agency and also includes ground floor commercial space between Brick Lane and Shoreditch High Street station.

The Bede Estate in Mile End is another of Telford Homes' estate renewal and regeneration partnerships with EastendHomes. 236 new homes are being built including 154 homes for sale and 82 affordable rented homes for EastendHomes. The project is being delivered with grant support from the Homes and Communities Agency. The provision of open-market sale homes provides tenure diversification and helps provide a more balanced community. In addition, the substantial land values created will help EastendHomes to carry out extensive refurbishment and renewal works to the existing affordable housing stock and public realm. A new community early learning facility is also being constructed aswell as new commercial space.

The Treby Estate in Mile End forms part of Telford Homes' estate renewal and regeneration partnership with EastendHomes. 179 new homes are being built including 129 homes for open-market sale and 50 affordable rented homes for EastendHomes. The project is being delivered with grant support from the Homes and Communities Agency. The provision of market sale homes provides tenure diversification and helps provide a more balanced community. In addition, the substantial land values created will help EastendHomes to carry out extensive refurbishment and renewal works to the existing affordable housing stock and public realm. A substantial new community building is also being built.
